The month of February in the year 2003 was busy with 55 real estate sales of single family homes on the Sunshine Coast. There were other real estate transactions as well (vacant land, condo apartments and multi-family) to a total of a whipping 93 transactions during that month.

Time appears to have stood still on the Sunshine Coast - in some respects. Not so with the real estate market, there have been substantial changes here in the past 10 years.
Things were quite different, 10 years ago exactly. There were significantly more real estate transactions than today – the prices were also significantly lower but trending up at the same time.
Below is a small selection of real estate deals that “went firm” during that month – now exactly 10 years ago. Enjoy the differences!
LAND FOR $5,000, IS THAT EVEN POSSIBLE?
This irregularly shaped lot sold for $5,000, after having been on the market for several years at a much higher price. The circumstances of this sale included another parcel of land that was sold in a package. The exact value of each lot is, therefore, not entirely clear. Marketed by Re/Max top 20 Realty.
A BARGAIN OCEANVIEW APARTMENT CONDO
Just $62,000 for an 800 sq ft apartment condo in the heart of Gibsons was an excellent price, particularly since the unit had an ocean view of sorts. This was (is) a 2-bedroom unit in an, obviously, great location to everything the village has to offer. This offering was marketed by Prudential Sussex Realty.
PENDER HARBOUR AND VERY AFFORDABLE
A nice piece of land (100×200′) in an excellent location within walking distance to the docks and stores. The 1,000 sq ft mobile home was in good condition; another home on this parcel could even have a water view. Took two months to sell for $85,000. Marketed by Pender Harbour Realty.
BUNGALOW IN SECHELT
Sold within days for the asking price of $185,400, this bungalow in Sechelt measured almost 1500 sq ft and included three bedrooms and a rec room, a den, a fireplace, french doors and a fenced yard. The 75×150′ lot was full of nice trees: hazel, cherry, maple. Marketed by One Percent Realty.
RECENT BUNGALOW IN ROBERTS CREEK
It took a few months for this listing to sell at $237,000. The buyers would get 1.5 Acres of lush land and a very recent home with 3 bedrooms and 2 baths. Its location just a few blocks to the beach was also appealing, as was its south-facing ocean view. Marketed by Prudential Sussex Realty.
GIBSONS SUBURBAN STYLE HOME
This large and luxurious home was set in one of Gibsons’ more prestigious neighbourhoods. As a four-bedroom home with a double garage, its contemporary architectural style would have appealed to many. The listing sold within weeks for the list price of $319,900. Marketed by Prudential Sussex Realty.
WATERFRONT LUXURY
For $610,000, you could have purchased this large luxurious waterfront home in Pender Harbour. The sunset views were spectacular and home was spacious (3,000 sq ft) and comfortable. The home was only six years old and packed with luxuries. Marketed by Pender Harbour Realty.
